Le condizioni generali sono aggiornate in data 16 settembre 2025.
1. PREMISES
These General Terms and Conditions form an integral part of the contract that the Guest will sign with the company Rent House Rome S.r.l. upon entering the chosen accommodation facility for the stay.
2. PURPOSE OF THE CONTRACT
These General Terms and Conditions govern the relationship between the Host and the Guest in relation to the tourist rental services purchased through the website www.renthouserome.it.
3. RENTAL PRICE
The rental price is expressed in euros and refers to the type of stay for which it has been calculated.
The final price includes, in addition to the accommodation costs, the services indicated in the summary sheet of the selected property.
The final price does not include the tourist tax, which will be calculated separately as provided for in Article 7 below.
4. BOOKING AND PAYMENT METHODS
The booking can be made online through the website www.renthouserome.it.
Within 2 hours of booking, the Guest will receive a confirmation e-mail containing instructions to proceed with payment of the purchased services and the tourist tax.
The booking is finalized upon full payment of the price, which must be made within the terms and according to the procedures indicated in the confirmation e-mail, otherwise the booking will be cancelled.
The Guest who confirms the booking will assume responsibility for the obligations undertaken both for themselves and for all individuals included in the same booking.
5. TYPES OF SERVICES AVAILABLE FOR PURCHASE
Rent House Rome S.r.l. offers the following types of services, which are specified in the sheet relating to the selected property:
- Standard rate:
Full payment 12 days before arrival through the payment method indicated at the time of booking; Modifiable until the day prior to arrival; Free cancellation until the day prior to arrival with full refund of the price via the same payment method.
- 45-day rate:
Full payment 12 days before arrival; Modifiable up to 5 days before arrival; Free cancellation up to 5 days before arrival, otherwise non-refundable.
- Monthly rate:
Full payment at the time of booking; Not modifiable; Non-refundable.
- Weekly rate:
Full payment at the time of booking; Not modifiable; Non-refundable.
- Non-refundable rate:
Full payment at the time of booking; Not modifiable; Non-refundable.
6. DAMAGES TO THE PROPERTY AND GUARANTEES
The Guest is responsible for any and all damage caused during the stay, either by themselves or by any other guests included in the same booking.
At the time of booking, the Guest must provide a payment method enabled for online transactions as a guarantee against any damages caused within the property by themselves or by any other individuals included in the same booking, which will be charged to said payment method.
If the payment method provided belongs to a person other than the Guest, the latter shall be obliged to inform the holder of the guarantee purpose for which it is provided.
Any damage caused during the stay by the Guest or by individuals included in the same booking must be immediately reported to the Host.
Failure to report will result in the application of a penalty of €40.00, which will be charged to the payment method provided at the time of booking, in addition to compensation for damages.
In case of inability to recover the sums through the indicated payment method and/or persistent failure by the Guest to compensate for the damages caused by them or by other individuals included in the same booking, the Host will undertake the necessary legal actions against the Guest for the recovery of the damages caused by them or by such individuals, for whom the Guest assumes liability under this contract.
7. TOURIST TAX
All guests staying in the properties offered by the Host are required to pay the tourist tax for each night spent therein, as provided by the regulations in force within the Municipality of Rome, which expressly indicate exempt individuals and the amount of the tax.
The amount and the payment methods of the tourist tax will be communicated by the Host at the time of booking confirmation, via e-mail to the address provided by the Guest.
The tourist tax must be paid in full by the end of the stay, meaning the moment of check-out.
If the Guest or any other individuals included in the same booking fail to pay the tourist tax within the duration of the stay, the due amount will be charged to the payment method provided at the time of booking.
If recovery via the indicated payment method is impossible and/or persistent non-payment by the Guest occurs, even on behalf of other individuals included in the same booking, the Host will undertake the necessary legal actions for the recovery of the sums owed against the Guest.
8. CANCELLATION AND MODIFICATION OF THE BOOKING BY THE GUEST
“Modification of the booking” means changing the dates of the stay, provided that the same property as the original booking is maintained.
“Cancellation of the booking” means the definitive renunciation of the stay. Modification and/or cancellation of the booking entitle the Guest to a refund of the price only if this is provided by the type of service purchased and, in any case, under the terms and according to the methods indicated in Article 5 above.
The communication of modification and/or cancellation must be sent by e-mail to info@renthouserome.it within the terms provided by the selected rate and reported in these conditions.
Modification of the booking is subject to availability and may only take place at the same property as the original booking. At the Guest’s request, the Host may grant the possibility of modifying the booking at another available property.
If the new solution chosen in case of modification has a higher price, the difference must be paid by the Guest; if not paid, the Guest will lose the right to both the modification and any refund of the amounts already paid.
9. SUPERVENING UNAVAILABILITY OF THE PROPERTY AND CANCELLATION OF THE BOOKING BY THE HOST
In the event of unforeseen circumstances beyond the Host’s control, such as, by way of example and not limitation, force majeure, wars, natural disasters, damage to the property, or sale of the property, the Host undertakes to provide the Guest with an alternative accommodation having equal or superior characteristics to the one booked, without prejudice to the Guest’s right to modify the booking for another available property or to cancel it free of charge, even if not provided for by the service chosen, in any case without penalties.
If the Host is unable to provide an alternative accommodation or if circumstances do not allow it (e.g., in cases of force majeure such as wars, natural disasters, pandemics, etc.), the Host may cancel the booking at any time, without penalties, refunding any amounts already paid by the Guest through the same payment method used at the time of confirmation.
10. CHECK-IN AND CHECK-OUT
Check-in and check-out times vary depending on the selected property and will be communicated by the Host in the e-mail received by the Guest upon booking confirmation, together with all instructions and useful information for the stay and for submitting the required documents.
The Guest is obliged to comply with and ensure compliance with the check-in and check-out times indicated by the Host in order to allow proper management of further bookings.
Early check-in has a cost of €25.00 and is only allowed upon prior request sent to the Host at info@renthouserome.it at least 2 days in advance, and is subject to approval by the Host based on property availability.

Failure to comply with the check-out time will result in a penalty of €40.00 for each room/unit, which will be charged to the payment method provided at the time of booking confirmation.
If recovery via the indicated payment method is impossible and/or persistent non-payment occurs by the Guest, even on behalf of other individuals included in the same booking, the Host will undertake the necessary legal actions for the recovery of the sums owed against the Guest.
11. GUEST’S OBLIGATIONS
The Guest is required to provide truthful and accurate information.
The property must be used only for the purposes for which it has been rented, and it is not permitted to carry out within it: activities that disturb public or condominium peace; unlawful activities.
No persons other than those indicated at the time of booking, including children of any age, are permitted to stay overnight in the property.
Failure to comply with the above obligations and/or any conduct contrary to common sense and civil coexistence will result in the immediate removal of the Guests from the property and the Host’s right to retain the sums paid for the entire stay, without prejudice to compensation for any further damages, including reputational damage, resulting from the Guests’ negligent conduct.
12. DELIVERY OF THE PROPERTY AND EQUIPMENT
The properties are delivered to the Guests in perfect order and cleanliness.
The Guest will be responsible for the integrity of the property.
The properties are equipped with the amenities and accessories indicated in the descriptive sheet available on the website www.renthouserome.it.
The presence of pets is permitted only if expressly indicated in the descriptive sheet of the property.
The Host is not responsible for the possibility that pets may have previously stayed in properties where they were not permitted, and therefore cannot be held liable for allergic reactions or any other health consequences suffered by Guests.
The presence of pets in properties where they are not permitted will result in a penalty of €500.00 (including sanitization costs), which will be charged to the payment method provided.
Any damages caused by pets will be charged to the payment method provided at the time of booking.
In case of inability to recover via the payment method and/or persistent non-fulfillment, the Host will undertake the necessary legal actions.
Smoking is prohibited inside the properties, unless otherwise indicated in the descriptive sheet.
The Host is not responsible for any previous violations of the smoking ban and cannot be held liable for asthma attacks or other consequences.
Violation of the smoking ban will result in the application of the legal sanctions.
13. ADDITIONAL SERVICES
The following are considered additional services: private transfers; laundry; private garage; scooter rental; tour guide; gastronomic experiences; sports experiences.
Additional services are not included in the final price and will be provided by the Host at the Guest’s request.
The related costs will be quantified based on the requests and paid separately.
14. HOST’S LIABILITY
The Host is not liable for any incidents occurring to the Guests during their stay (by way of example: accidents, damages, thefts).
The Host is also not liable for external events affecting the stay, such as: road works and/or closures; construction works near the property; power outages; water supply failures; shop closures; strikes, demonstrations; adverse weather conditions.
15. RIGHT TO ASSIGN TO THIRD PARTIES
The booking is nominative and cannot be transferred without the Host’s prior authorization, to be requested via e-mail at info@renthouserome.it.
The Host, at its sole discretion, may authorize the transfer, which must take place in compliance with the operational and bureaucratic instructions provided.
16. ADDITIONAL CLAUSES
Confirmation of the booking and subsequent access to the property imply acceptance of these General Terms and Conditions.
The Guest who confirms the booking will be considered the actual contracting party also for the other individuals included in the same booking, assuming responsibility for: non-payment of due costs; any damages caused during the stay.
If the payment method indicated is not in the Guest’s name, it is the Guest’s responsibility to inform the holder of the guarantee purpose for which it is provided.
In case of inability to recover the sums through the indicated payment method, the Host will undertake the necessary legal actions for compensation of damages.
17. REGISTRATION
The parties acknowledge that short-term tourist rental agreements, if lasting less than 30 days, are not subject to registration with the Revenue Agency.
19. APPLICABLE LAW AND JURISDICTION
This contract is governed by Italian law.
For matters not expressly provided for, reference shall be made to the Italian Civil Code and the laws in force.
For any dispute relating to the execution and/or interpretation of these General Terms and Conditions, the exclusive jurisdiction shall lie with the Court of Rome.
20. PRIVACY INFORMATION – Legislative Decree 196/03
Rent House Rome S.r.l. undertakes to process Guests’ personal data in full compliance with EU Regulation 679/2016 and Legislative Decree 196/2003 and subsequent amendments.
The data provided will be used solely to fulfill the requests and may be disclosed to third parties only when necessary for this purpose or when required by law.
